Dark stain at a ceiling-wall corner
Water descending inside a wall pools at the floor-of-cabinet joint or the ceiling-to-wall corner. A darkening stain is leached tannins from wet plywood; bright orange or yellow means active rot.
Soft spot on roof under foot
Walk the roof every spring. A soft spot under your weight indicates the OSB or plywood roof decking has saturated and lost structural strength. The leak that caused it is upstream of the soft area.
Bubbling or wrinkling of EPDM membrane
EPDM should lay flat against the decking. Bubbles or wrinkles mean water has entered between membrane and decking and is migrating laterally. The penetration that admitted the water is upstream of the wrinkles.
Delamination of interior wall or ceiling panels
Lauan inner wall paneling delaminates from its backing when chronic moisture is present. A wavy or bubbled wall panel is years of slow leakage manifested.
Cracked lap sealant around a vent or A/C
Look closely at every roof seal annually. A hairline crack in the lap sealant is the start; recoat at the first hairline, not after the crack widens to a visible split.
Soft, spongy floor in front of the slide-out
Slide-out seals fail at the top corners first. Water tracks along the top of the slide opening, runs down inside the wall, and saturates the floor in front of the slide as it retracts. A spongy floor at the slide threshold is a slide-seal leak, not a roof leak.

1. Stop the bleed before chasing the source
Tarp the suspected zone for active rain. Move belongings. Dry the cabin interior with fans before tracing.

2. Walk the roof in dry conditions
Get up on the roof on a dry sunny day. Inspect every penetration, every seam, every length of lap sealant. Photograph each finding with a tape measure for scale.

3. Probe for soft decking
Push down with palm-flat hand pressure at every roof zone. A noticeable depression indicates saturated decking. Mark the boundary of the soft area with painter's tape.

4. Trace water path from the breach
From the breach, follow the underside of the roof structure where accessible. Water follows joists, then drops at the first opening. A drip seen at the kitchen ceiling could come from a breach 8 feet away over the bathroom.

5. Repair only after substrate is dry
Wet substrate under fresh sealant traps moisture and accelerates rot. Wait at least 48 hours after a leak event before re-sealing. Use a moisture meter (Tramex, Wagner) to verify substrate is below 15 percent moisture content before sealing.

6. Re-inspect the repair monthly for 6 months
A fresh repair on degraded sealant can fail at the edge of the new patch. Monthly inspection of the repair zone catches a repeat failure early.
Prevention
Annual roof inspection and reseal as needed
Every spring, walk the roof. Recoat any cracked lap sealant with manufacturer-matched product (Dicor for EPDM, Geocel for fiberglass). Replace butyl tape at any vent or A/C that shows lifting at the corner.
Cover the roof during long storage
An RV cover or a covered storage facility extends roof sealant life from 3 years to 7 or more by eliminating UV exposure. The cover pays for itself in deferred reseal labor.
Use EPDM cleaner and conditioner on rubber roofs
EPDM membrane needs annual cleaning (Camco RV roof cleaner, Dicor rubber-roof cleaner) followed by a UV protectant. Skipping this lets the rubber chalk and crack at half its design life.
Reseal vents and AC at the schedule, not at the failure
Dicor lap sealant manufacturer guidance says inspect every six months and recoat as needed; in practice that means a thin top-coat over any older sealant every 2 years and full removal-and-replace at any visible crack.
Check slide-out seals at every season change
Slide-out top seals fail before roof seals because they cycle with every deploy. Clean with a wipe-down of mild soapy water and condition with 303 Aerospace Protectant or equivalent rubber conditioner.
Verify gutters are clear
Roof gutters drain to spouts at the rear or front. A blocked gutter pools water on the roof and overwhelms penetration seals. Clear annually.

RVIA-certified RV inspectors report that water damage and roof-seal failure are among the most common findings on used-RV pre-purchase inspections, often present long before the seller noticed any interior symptom. Editorial secrets
Self-leveling vs non-leveling sealant is not a preference
Self-leveling lap sealant (Dicor 501LSW) is for horizontal surfaces — it flows to its own level. Non-leveling (Dicor 551LSV) is for vertical or near-vertical surfaces and stays where applied. Using the wrong one is the most common installer error and produces a poor seal.
Butyl tape is the primary seal; lap sealant is the secondary
Under every penetration flange is a layer of butyl tape that does the actual sealing. The lap sealant on top is UV protection for the butyl. When butyl fails (compression set after years), no amount of lap sealant on top can recover the seal — the penetration must be removed, butyl replaced, and resealed.
Black sealant is for EPDM only; white is universal
Dicor sells black 501LSW for EPDM (the rubber roof) and white 501LSW for everything else. Black sealant on a white fiberglass roof shows immediately and devalues the rig; white sealant on a black-edged EPDM roof contrasts but works fine.
Aluminum-skinned rigs leak at the seam, not the roof
Aluminum 'sticks-and-tin' construction (Airstream, older Avion) seals at the rivet line of the body panels, not on a flat roof. Inspect the body seam every spring; failures appear as black stains running down the side from the seam.
Moisture meters reveal damage you cannot see
A pinless moisture meter (Wagner Orion, Tramex) reads substrate moisture through the interior finish. A reading above 25 percent indicates active rot underneath even if the surface looks fine. Used by every RVIA-certified inspector at pre-purchase.

Frequently asked questions
How often should I inspect my RV roof?
Every spring before the camping season starts, after any hail event, after any branch strike during storage, and annually as a discipline regardless of recent events. RVIA-certified inspectors recommend the full annual walk and probe even on relatively new roofs.
Can I use silicone caulk on my RV roof?
No. Silicone does not bond reliably to EPDM, TPO, or fiberglass RV roofs, and once silicone has been applied, no other sealant will bond to the area until the silicone is mechanically removed. Always use the RV-specific products (Dicor, Geocel ProFlex, EternaBond) appropriate to the membrane.
What is delamination and is it repairable?
Delamination is the separation of the fiberglass outer skin from the foam core or interior panel of an RV wall. It is caused by chronic moisture intrusion. Small delamination (less than a foot square) is field-repairable with adhesive injection; large delamination usually means the rig is uneconomical to repair.
How long should an RV roof last?
Membrane life depends on type and care: EPDM 10-15 years with annual maintenance, TPO 15-20 years, fiberglass and aluminum effectively indefinite if seams and penetrations are maintained. Sealant on penetrations needs touch-up every 2-3 years and full re-do every 5-7.
Is roof leak damage covered by RV insurance?
Typically only if the leak is from a sudden event (hail, branch strike, accident) and not from gradual deterioration. Wear-and-tear sealant failure leading to water damage is normally excluded as a maintenance issue. Read the policy and consider gap-coverage if the rig is high-value.
